Here at Real Property Management Wasatch UC not only do we have our new tenants fill out a move-in checklist, but our leasing agents do as well. We record and document each property, with pictures as well. This is done each and every time new tenants move in or out.
This is helpful when the tenant moves out of the property, now you have signed documentation and photos of the what the property looked like before the tenant moved in. This helps avoid any issues that might arise between an owner and tenant with “he said, she said.”
As an owner, you need to be extremely organized and should be able to pull up the move-in checklist that was signed and filled out from the move-in, and then compare that it to the move-out checklist.
The security deposit you collected when your tenant moved in is now used at this point, if there have been any damages by the tenant. This will protect you and your property, keeping your rental in good shape. But, if you don’t have documentation of the issues before the tenant moved in, then you will struggle being able to legally say that the tenant made damages. These checklists are so important!
